Property ManagerPersonal Assistant

Looking for a motivated, detail oriented, aspiring professional to assist with managing a small portfolio of rental properties and coordinate personal tasks.
Offering up to $20/hr.
cash for the right candidate plus up to 10% annual bonus eligibility for going above and beyond.
Time commitment is 10-20 hours/month, so you will make $200-400 extra cash per month on average.
Must be a go getter! Most of the job duties can be performed remotely and with flexible hours.
Make your own schedule for the most part! Does require some in person and on-site work with the employer as well as tenants.
You will build valuable business, investing, and life skills in this role.
You will receive coaching and mentoring to benefit your career, resume, personal finance, etc.
from an experienced business professional and investor.
Must have reliable transportation.
Requires occasional travel, mostly driving to properties in the Charlotte, NC Metro area and occasionally to Winston-Salem (70 miles from Charlotte).
Occasional air travel outside of NC also may be required.
Travel time unpaid for overnight trips (very occasional) but employer will cover travel and lodging expenses +$100/day per diem for meals, etc.
Must have computer access and ability to manage web and cloud based applications (i.
e.
Zillow, Google Documents & Sheets).
Also need to have a cell phone to be used for business purposes.
Employer will also provide technology reimbursement of $50/month.

Must be at least 18 years of age.
Examples of job responsibilities include but are not limited to:
- Property management o Coordinate and perform quarterly home inspections o Manage communication with tenants and contractors o Process tenant maintenance requests and coordinate with maintenance contractors o Manage property listings, process rental applications, and screen potential tenants o Execute and manage leasing agreements o Home improvement project management o Financial record keeping (i.
e.
tracking of income and expenses) and bill payment o Develop, implement, and document business processes o Purchase and transport supplies/materials - Email management - Schedule appointments and maintain calendar - Subscription management - Organization of physical and digital files (documents, images, etc.
) - Research, purchase, and coordinate household goods and services (i.
e.
utilities, appliances, etc).
- Personal shopping and returns including mostly online with some occasional local trips - Coordinate and book travel - Coordinate moving-related activities - Buy/sell household items on Facebook Marketplace - Online research related to rental properties, investing, travel, & other topics - Other duties/tasks as assigned Recommended Skills Human Resources Microsoft Excel Management Purchasing Microsoft Outlook Recruitment Estimated Salary: $20 to $28 per hour based on qualifications.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
